Remortgage Cost Comparison Calculator

The cheapest monthly payment is not always the cheapest deal. This tool adds the payments over a chosen deal period to the product fee and any early repayment charge, then subtracts conditional cashback, so you can compare options on the same basis.

Monthly payment (new rate)
£1,389.58
Payments over the deal period
£83,374.87
Illustrated cost over the period
£84,373.87

Payments + product fee + early repayment charge − cashback. Compare this against your current deal on the same basis before deciding.

Adds the payments over the deal period to the product fee and any early repayment charge, then subtracts conditional cashback. It excludes valuation, legal and other costs and is not a full suitability comparison. This is not mortgage advice, an affordability decision or an offer.

Compare over the same period

Enter the balance, new rate, remaining term and the deal period you want to compare over, then add the product fee, any early repayment charge to leave your current deal, and any conditional cashback. The result is an illustrated cost for that period, not the whole mortgage.

Run the same figures for each option — including staying with your current lender on a product transfer — and compare the totals. A larger cashback can be outweighed by a higher rate or fee over the period.

What the figure does and does not include

It excludes valuation, legal and other costs, and it assumes a constant rate. It is not a suitability assessment: the right deal depends on your plans, the flexibility you need and the balance remaining at the end of the period.

Confirm any cashback amount and its conditions in writing, and ask an adviser to check the products actually available for your circumstances.
