Cashback Remortgages · Mortgage advice
Mortgage Broker for UK Home Buyers and Homeowners
A mortgage should fit your finances and plans, not just a headline rate. Cashback Remortgages helps UK buyers, homeowners and landlords understand available mortgage options, the costs involved and the next steps in applying.
Mortgage advice for your situation
Buying your first home involves different decisions from switching the mortgage on a property you already own. We discuss your deposit or equity, income, regular commitments, property and plans before considering appropriate options.
For a purchase, the starting point is a sustainable budget and evidence of your deposit. For an existing mortgage, the current deal end date, early repayment charges and balance matter. A landlord application also needs a closer look at rental income and the intended use of the property.
How mortgage advice works
An initial discussion helps establish what you need. Your adviser may then request income records, bank statements, identification and property information. The documents needed depend on your circumstances; self-employed income, for example, is not assessed in exactly the same way as a regular salary.
- Discuss your objectives, budget and any anticipated changes to income or expenditure.
- Compare suitable available mortgages using both eligibility and overall cost.
- Understand the recommendation, the mortgage illustration and any fees before proceeding.
- Provide accurate documents for the lender's application, valuation and underwriting checks.
Lender choice and the limits of advice
A bank normally explains its own mortgages. A broker can consider products from a range of lenders. Ask what range is available to you, whether any restrictions apply and whether a direct-only offer you have found can be compared. Whole-of-market advice does not mean every product sold by every lender is accessible through the broker.
Neither a calculator nor an agreement in principle guarantees an offer. The lender makes its own decision after considering your circumstances and the property. A lower interest rate can also be outweighed by product fees or a deal that does not suit your plans.
Choosing the best mortgage broker for you
Look for an explanation you understand, a clear fee disclosure and a verifiable firm—not a promise of guaranteed approval. Ask who will handle your case and how you can contact them. The best fit depends on the complexity of your circumstances and the service you need.
Cashback Remortgages does not charge a broker fee — our mortgage advice is free. Lender, valuation, legal and early repayment charges may still apply. Cashback, where offered, is conditional and should not be considered in isolation.
Mortgage advice near you, including remote support
Our public contact address is in Uxbridge. We also help customers by telephone and online across the UK. A location page describes an area we can help, not a separate local branch. Contact us to discuss availability before planning an in-person visit.
You do not need to use the same broker as your estate agent. You can compare advice services, verify the firm on the FCA Register and decide how you prefer to communicate.
Your questions, answered
Can you help with buying as well as remortgaging?
Yes. The service covers home purchases, first-time buyers, moving home, remortgages, product transfers and buy-to-let mortgages. Specialist circumstances need to be discussed individually.
Is mortgage advisor different from mortgage adviser?
These are alternative spellings. What matters is the firm's permissions, the actual advice service, its available lender range and its charges—not the spelling in a job title.
Will using a broker guarantee the lowest rate?
No. Product availability and eligibility change, and some offers are direct-only. Advice should consider suitability and total cost as well as the interest rate.
Can I speak to someone without starting an application?
Contact the team to discuss what help you need. An enquiry or an illustration is not a mortgage application or a commitment to borrow.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
