How to Choose the Best Mortgage Broker for You
There is no single best mortgage broker for every borrower. Compare the advice you need, the products the broker can access, how it is paid and how your application will be handled. A confident sales claim is not evidence of suitability.
Start by verifying the firm
Check the official FCA Register using the firm's legal name or reference number. Match its trading names, relevant permissions and contact information rather than relying only on a logo on a website. If contact details do not match, use an independently verified route to clarify the discrepancy.
A Companies House entry confirms a company record; it does not by itself confirm financial-services permissions. Qualifications and testimonials should also be genuine, not assumed from a job title or a directory description.
Ask what mortgage range is actually considered
Ask whether the adviser considers a panel or a wider market and what restrictions apply. Some products are direct-only or unavailable through a particular intermediary. Whole-of-market is not a promise that every mortgage sold in the UK can be arranged.
If you have a direct lender offer, bring the details. A fair comparison includes its costs and conditions rather than dismissing it simply because the broker cannot arrange it.
Match the service to your circumstances
- Have they explained whether they can help with your income, credit history and intended property use?
- Who will handle the case, and which contact methods are available?
- What documents will you need and how will they be shared securely?
- What are the broker fees, when are they payable and how is lender commission disclosed?
- How are delays, changes and complaints handled?
- Will you receive a clear explanation of the recommended mortgage and the alternatives?
Be cautious about guarantees and league tables
No broker can guarantee lender approval, the lowest rate in every case or a fixed completion time. A review score is one signal, not a substitute for checking recent genuine feedback, permissions and the actual service.
A cheapest-rate list can omit eligibility conditions or product fees. A cashback incentive can be outweighed by other costs. The practical goal is a suitable mortgage and a service you understand—not winning a headline comparison.
Compare written answers before deciding
Ask the same core questions of the firms you are considering. Keep their fee disclosures and notes about lender range and service. You do not have to use an estate agent's recommended broker just because you are buying through that agent.
Cashback Remortgages offers purchase, remortgage, product-transfer and buy-to-let advice. Our own service and fees should be evaluated using the same checks as any other broker; this guide is not an independent award or ranking of our business.
Your questions, answered
Is an online broker worse than a local broker?
Not necessarily. Compare expertise, communication, accessibility, permissions, lender range and fees. A nearby address alone does not establish the quality of advice, and a remote service should not imply a local branch.
Should I choose purely on the broker fee?
No. Understand the fee, but also compare suitability, product range, the total mortgage cost and the service you need.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
