Let-to-Buy Explained
Let-to-buy means keeping your current home as a rental while buying a new one to live in. It involves two mortgages and careful affordability planning.
How it works
You remortgage your current home onto a buy-to-let basis (often releasing deposit equity) and take a residential mortgage on the new home. Lenders assess both the rental cover on the let and your residential affordability.
It is more complex than a single move and not all lenders offer it.
Plan the numbers
Consider both mortgages, the property-tax surcharge on the new purchase, and void risk on the let. Advice helps coordinate the two applications.

Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
