Buy-to-Let Rental Cover and Stress Tests Explained

A lender may assess whether rent covers an assumed level of mortgage interest by a specified margin. This is often called an interest coverage ratio, or ICR. The calculation is a lending check, not a forecast of your investment profit.

What the calculation means

In a simple monthly illustration, required rent equals the loan multiplied by the annual stress rate, divided by 12, then multiplied by the required cover ratio. The stress rate is an assessment assumption and need not be the rate you pay.

For illustration only, a £150,000 loan tested at 6% with 140% cover would need £1,050 monthly rent: £150,000 × 0.06 ÷ 12 × 1.4. These selected assumptions do not describe a specific lender, a current offer or a standard applying to everyone.

Why one lender's result can differ

The product type and initial fixed period, ownership structure, tax circumstances, property and wider borrowing can influence how a lender assesses rental cover. Some consider additional personal income in particular circumstances; that is not a universal option.

The valuer may assess achievable rent differently from an agent's estimate or existing tenancy figure. A larger proposed loan or lower accepted rent can change the result even when the headline product rate is unchanged.

Rental cover is not the whole application

  • Deposit or equity and the lender's property valuation.
  • Credit history, income and landlord experience where required.
  • Other properties and borrowing for relevant portfolio assessments.
  • The correct borrower entity and any personal guarantees.
  • Intended letting use and relevant licensing, planning or registration obligations.

Build a separate landlord cash-flow budget

Include management, repairs, insurance, safety compliance, service charges and periods without rent. Tax treatment also affects the outcome and requires appropriate advice. Passing a lender's stress test does not mean those costs have all been covered or that a property will be profitable.

If using interest-only borrowing, plan for repayment of the capital at the end of the term. Refinancing later is not guaranteed. Ask for the actual lender assumptions before drawing a conclusion from any calculator.
