How to Check a Broker's FCA Permissions
Anyone advising on mortgages in the UK must be authorised or an appointed representative. You can and should verify this on the FCA Register before instructing a firm.
How to check
Search the firm or adviser on the FCA Register to confirm they are authorised for mortgage advice, the permissions they hold and their status. Match the firm name and reference number to what you have been given.
An appointed representative operates under a principal firm — the register shows this.
Why it protects you
Authorisation brings standards and access to complaints and compensation schemes. Be cautious of anyone who cannot be verified or promises guaranteed approval.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
