UK Mortgage Rates Today

This page explains UK mortgage rates today and how to compare the best mortgage rates UK lenders offer for your circumstances. There is no single UK mortgage rate available to everyone: the rate you can obtain depends on the lender's current products, your deposit or equity, affordability, credit history and the property. This is not a live lender rate table. Cashback Remortgages compares deals from 90+ UK lenders and recommends a suitable deal you qualify for, with no broker fee.

Rate information: as at and sources

Last reviewed June 2026. The figures and examples on this page are illustrative, not a current offer, and no rate shown is guaranteed to be "live" or "the best" for your circumstances. A current personalised rate needs a lender, product, date, loan-to-value band, repayment basis, initial period, fees and eligibility assumptions.

Sources: individual lender product data compared at the time of your enquiry, and the Bank of England Bank Rate for the wider interest-rate context. Ask for a current personalised illustration and check how long the product is available, as a quoted rate can be withdrawn or change before an application is secured.

What affects UK mortgage rates?

Bank Rate influences borrowing conditions but does not mechanically set every mortgage rate. Fixed-rate pricing also reflects funding costs and market expectations, and lenders make their own commercial decisions about the products they offer. This is why "UK mortgage rates today" is a range across lenders, not one number.

For an individual application, the loan-to-value ratio, property characteristics, borrower circumstances and product features matter. A larger deposit may open different products, but it does not remove affordability or credit checks.

Fixed, tracker and other variable rates

A fixed rate gives payment certainty for its fixed period, subject to the mortgage's terms. Consider early repayment charges and what happens when that period ends. A shorter fixed period may mean comparing and paying fees again sooner.

A tracker follows a stated reference rate plus a margin, with any collar or other conditions specified in the contract. A lender's standard variable rate is lender-set and is not necessarily a Bank Rate tracker. Variable payments can rise as well as fall.

Compare the best mortgage rates UK on total cost, not the headline

To compare the best mortgage rates UK lenders advertise, use the same amount, term and repayment basis. Include fees and incentives, the total cash paid during the chosen period and the balance remaining. APRC provides a standardised long-term comparison using assumptions; it does not predict future rates or replace a comparison of your planned deal period.

A deal with a lower headline rate can cost more once a large product fee is added. Cashback, where offered on eligible remortgages, is conditional and should be weighed against the rate and fees, not treated as proof a deal is cheapest.

No broker fee, and conditional cashback

Cashback Remortgages provides whole-of-market mortgage advice with no broker fee — we are paid by the lender on completion. No broker fee does not mean a mortgage has no costs: lender, valuation, legal and early repayment charges can still apply.

Eligible remortgages may receive cashback up to £1,500 and eligible product transfers up to £750, depending on loan size, eligibility and completion. You receive the amount for the mortgage you complete, not both, and your adviser confirms the amount and conditions in writing.

Your questions, answered

Are the lowest advertised rates available to everyone?

No. Rates come with eligibility, loan-to-value, amount, property and product conditions. Some low-rate products also have substantial fees.

Can anyone reliably guarantee where rates will go?

No. Forecasts are uncertain. Consider how different payment scenarios fit your budget rather than treating a forecast as an assured outcome.

Do you show live mortgage rates today?

No. This page explains how to compare rates; it is not a live lender rate table. Your adviser checks the actual available rate you qualify for at the time of your enquiry.

Do you charge a broker fee?

No. Cashback Remortgages is paid by the lender, not by you. Lender, valuation, legal and early repayment charges may still apply.
