Transferring a Property to a Limited Company
Moving a personally-owned buy-to-let into a company is effectively a sale to the company, with tax and mortgage consequences. It is not a simple paperwork change.
What it involves
Because it is treated as a disposal and purchase, it can trigger property tax for the company and capital gains for you, plus new legal and mortgage costs. The company then needs its own buy-to-let mortgage.
The numbers only work in some circumstances.
Take advice first
This is a decision for a qualified tax adviser, ideally alongside your accountant. Once the structure is decided, we can arrange the company mortgage.
Sources and further reading
General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
