Comparing Cashback Deals on Total Cost

Cashback is attractive, but the right comparison is the total cost of a deal over the period you keep it — not the cashback amount in isolation.

Do the like-for-like sum

Add the payments over the deal period to any product fee and early repayment charge, then subtract the cashback, for each option. A larger cashback can be outweighed by a higher rate or fee over several years.

Use the same balance, term and period for every option.

Keep cashback in context

Cashback does not show whether a mortgage is suitable or cheapest overall. Treat it as one helpful input among several.
