Getting a Mortgage With One Year's Accounts
Some lenders will consider self-employed applicants with just one year of accounts, though the choice is narrower. Strong evidence and preparation matter.
Which lenders consider it
A minority of lenders accept one year of accounts, often where the trading history or profession supports it. Others want two or three years, so the available choice is smaller with a single year.
A track record in the same field before going self-employed can help.
Strengthening the case
Provide full accounts or a tax calculation, business bank statements and evidence of ongoing work. Advice is valuable here because lender criteria vary so much.

Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage.
