Self-Employed Mortgages Explained

Being self-employed does not stop you getting a mortgage, but lenders assess income differently depending on how you trade.

What lenders want

Many lenders look for one to three years of accounts or tax calculations (SA302s) plus tax-year overviews. Sole traders, partnerships and directors are assessed on different figures — profit, share of profit, or salary plus dividends.

Consistent, documented income helps.

Improving your position

Keep accounts up to date and be ready to explain any dip. Lenders average or use the latest year differently, so advice helps match your figures to the right lender.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
