Shared Ownership Explained

Shared ownership lets you buy a share of a home and pay rent on the remainder, often making a first purchase more achievable. It has its own rules and ongoing costs.

How it works

You buy a share (commonly between 10% and 75%) with a mortgage on that share, and pay subsidised rent on the rest to a housing provider. Not every lender offers shared-ownership mortgages, so the market is narrower.

You can often buy further shares later, known as staircasing.

What to check

Confirm the rent, service charges, lease terms and any resale restrictions before committing. Scheme eligibility is separate from a mortgage offer — the lender still assesses affordability and the property.

Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
