Staircasing in Shared Ownership

Staircasing is buying further shares of a shared-ownership home over time, potentially up to full ownership. Each step has its own valuation and costs.

How staircasing works

When you buy additional shares, the price is based on a fresh valuation of the property, so it can rise or fall with the market. You usually remortgage or extend borrowing to fund the extra share.

Your rent reduces as your share increases.

Costs and checks

Expect valuation, legal and possibly mortgage fees each time. Check the lease terms for any minimum share increments and confirm affordability for the larger mortgage.

Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
