Mortgage Rates and Cost Comparisons
A headline interest rate is only useful when you know the product conditions and the costs around it. These resources connect the rate decision to your payment budget and the debt remaining over time.
Understand the rate before comparing
A fixed period is not the same as the mortgage's full repayment term. A tracker has a stated reference and margin; a lender-set variable rate works differently. Ask what happens when the initial period ends and what charges apply if you leave early.
Compare equivalent borrowing
Use the same starting balance, repayment basis and time horizon. Include product fees, incentives and any early repayment charge, and check the remaining balance. A lower monthly payment can leave more debt or extend borrowing for longer.
Explore payments without inventing an offer
The repayment and overpayment tools use your inputs and clear constant-rate assumptions. They do not display a best-buy table or promise that the example rate is obtainable. A real product comparison needs a current lender illustration and eligibility assessment.
Changing a calculator input is a useful scenario exercise; it is not a forecast of future rates. Consider budget resilience if payments rise as well as the attraction of a lower starting payment.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
