Additional Property Tax Across the UK
Buying an additional property — a second home or buy-to-let — usually attracts a surcharge on top of the normal property tax, and the rules differ by UK nation.
How the surcharges work
England and Northern Ireland apply a higher-rate SDLT surcharge on additional properties; Scotland applies the Additional Dwelling Supplement on LBTT; Wales applies higher LTT rates. Each has its own rate and rules, and they can change.
Replacing a main residence can affect whether the surcharge applies.
Confirm before you buy
The surcharge can be a significant cost, so confirm the exact position for your circumstances with your conveyancer before committing.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
