Buying Across the UK Nations
The mortgage may be UK-wide, but property tax and the legal process differ by nation. These guides explain what changes when you buy in England, Scotland, Wales or Northern Ireland.
Property tax differs by nation
England and Northern Ireland use Stamp Duty Land Tax; Scotland uses Land and Buildings Transaction Tax; Wales uses Land Transaction Tax. Thresholds, reliefs and surcharges differ, so use the correct nation's rules.
First-time buyer relief and additional-property surcharges also vary. Confirm the position for your property and all buyers with your conveyancer.
The buying process differs too
Scotland's missives-based system works differently from England's offer-and-exchange process. Each nation has its own registers and housing schemes.
Choose the guide for the nation you are buying in, then take legal advice for the specific transaction.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
