Buying a Home in Scotland
Buying in Scotland uses a different legal process and property tax from England, though the mortgage market is UK-wide.
LBTT and the Scottish process
Scotland uses Land and Buildings Transaction Tax rather than Stamp Duty, with the Additional Dwelling Supplement on some purchases. Sellers usually provide a Home Report, and offers are made through solicitors using missives, which become binding when concluded.
This differs from the England-and-Wales exchange process.
Your mortgage
Most UK lenders lend in Scotland and advice works the same way. Coordinate the mortgage offer with your solicitor's timetable, and confirm LBTT with your conveyancer.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
