Land and Buildings Transaction Tax (LBTT) Explained

Scotland uses Land and Buildings Transaction Tax (LBTT), collected by Revenue Scotland, instead of Stamp Duty. Its bands and reliefs are specific to Scotland.

How LBTT works

LBTT is charged in bands on the price, with first-time buyer relief in some cases and an Additional Dwelling Supplement on additional properties such as second homes and buy-to-lets. The figures are set by the Scottish Government and can change.

It is separate from your mortgage.

Confirm your position

Your solicitor calculates the LBTT due for your purchase and all buyers. Use current Revenue Scotland guidance.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
