Property Types and Mortgage Checks
The property matters to a lender as much as your finances. Tenure, construction, lease length and condition all affect which lenders will lend and on what terms. These guides explain the property-side checks behind a mortgage decision.
Tenure and construction
Whether a home is leasehold or freehold, and how it is built, can change which lenders will consider it. Short leases, some modern flats and non-standard construction need specific lender criteria.
A lender's valuation is for its lending decision and is not a survey of the property's condition. Consider your own survey separately.
New-builds and valuations
New-build purchases involve reservation deadlines, incentives to disclose and lender-specific rules. A valuation that differs from the price can change what a lender will offer.
Prepare for the property checks early so a deadline or a down-valuation does not derail the transaction.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
