Down-Valuations Explained

A down-valuation is when a lender values a property below the price you agreed. Because lending is based on the valuation, it can affect your deposit or the deal.

Why it happens

Valuers assess against evidence of comparable sales and the property's condition, which can differ from an asking price, especially on new-builds or in changing markets. The lender lends against the lower figure.

A down-valuation raises your effective loan-to-value.

Your options

You can provide evidence supporting a higher value, try another lender (valuations can differ), renegotiate the price, or increase your deposit. Advice helps identify a lender whose approach suits the property.
