Mortgages for Listed and Older Homes

Listed buildings and older homes have character but come with obligations that affect a mortgage, insurance and maintenance. Lenders assess them carefully.

Listed status

Listed buildings have restrictions on alterations and may need consent for changes, and specialist insurance is often required. Some lenders are cautious, so the choice can be narrower.

Older, non-standard construction may also need a specialist valuer.

What to check

Establish the listing grade, any past unauthorised works, likely maintenance costs and insurability. Advice helps match the property to a suitable lender.

Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage.
