Porting Your Mortgage When You Move

Porting lets you move your existing mortgage deal to a new property, potentially avoiding an early repayment charge. It is subject to a fresh assessment and is not automatic.

How porting works

You apply to move your current rate to the new home. The lender re-assesses your circumstances and the new property, and if you need to borrow more, the extra is usually on a separate product and rate.

The lender must accept the new property and your current position — porting can be declined.

Plan for the timing

Buying and selling dates rarely align perfectly, so ask your lender how any gap is handled. If porting is declined, weigh the early repayment charge against switching.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
