What to Do If Your Remortgage Is Down-Valued
At remortgage, the lender values your home for its own purposes. A lower-than-expected valuation raises your loan-to-value and can change the deals available.
Why it matters
Your loan-to-value is the balance against the lender's valuation, not the price you paid or an estate agent's estimate. A down-valuation can push you into a higher LTV band with less competitive rates, or reduce how much you can borrow.
Different lenders can value the same property differently.
Your options
You can provide evidence supporting a higher value, try a different lender, adjust the borrowing, or overpay to lower the LTV. Advice can help identify a lender whose valuation approach suits your property.
