Moving Home Across UK Borders
Moving between England, Scotland, Wales or Northern Ireland changes the property tax and legal process, even though the mortgage market is UK-wide.
What changes
The property tax (SDLT, LBTT or LTT) and the conveyancing process depend on where you are buying, not where you are selling. Scotland's missives system differs from the exchange process elsewhere. Budget for the correct tax in the destination nation.
Selling in one nation and buying in another means dealing with two systems.
Planning the move
Use conveyancers familiar with the relevant nation, and coordinate timing across the two transactions. Your mortgage adviser can arrange lending for the new property wherever it is in the UK.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
