Stamp Duty Land Tax (SDLT) Explained
Stamp Duty Land Tax (SDLT) applies when you buy property in England and Northern Ireland. Rates, thresholds and reliefs change over time, so use current guidance.
How SDLT works
SDLT is charged in bands on the purchase price, with first-time buyer relief in some cases and a surcharge on additional properties such as buy-to-lets and second homes. The exact thresholds are set by government and can change at a fiscal event.
It is separate from your mortgage but part of your buying budget.
Confirm your position
Your conveyancer calculates the SDLT due for your property and all buyers. Always check the current official figures rather than an older summary.

General mortgage information, not a personal recommendation. Lender criteria and scheme rules can change. Ask an adviser about your circumstances and a solicitor or tax adviser about legal or tax questions. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy-to-let mortgages are not regulated by the FCA.
